Good to know before you sell
A well-prepared sale is a faster sale. Have your title deed (escritura), a recent Land Registry extract (nota simple), the energy performance certificate and your latest receipts for local property tax (IBI) and community fees to hand. We will tell you if anything else is needed for your property.
If you are not tax resident in Spain, the buyer withholds 3% of the price and pays it to the Spanish tax authorities on account of your capital gains tax. There is also a municipal tax on the increase in land value (plusvalía). Your lawyer or tax adviser can calculate what applies to you.
