What we collect, and why
Enquiries and forms
When you submit a form (contact, valuation, viewing, price list, favourites list or chat), we process the information you provide: your name, email address, phone number and your message. Together with the enquiry, we store which properties it concerns – including properties you have marked as favourites when you choose to send us your favourites list – as well as the page you came from and any advertising campaign that brought you here. We use this to reply to you and to provide relevant follow-up. The legal basis is taking steps at your request before entering into a possible agreement (GDPR Art. 6(1)(b)) and our legitimate interest in following up enquiries (Art. 6(1)(f)).
Favourites
Properties you mark with a heart are stored locally in your browser, so you can find them again on the favourites page. In addition, we record which properties are added and removed, linked to a random session ID – not to your name. Your favourites are only linked to you as a person if you submit a form yourself in the same session; they then accompany your enquiry so that the agent can prepare.
Property alerts by email
If you sign up for a property alert, we store your email address, the search you made (for example area, property type and price limit), the language you use, when you asked for the alert and when you confirmed it. If you came to the website from a Google ad, we also store the ad's click ID (gclid). The purpose is to send you new properties matching your search by email, at most once a week. We send no alerts until you have confirmed your address using the link in the email we send you. The legal basis is your consent (GDPR Art. 6(1)(a)). You can withdraw it at any time with the unsubscribe link at the bottom of every email, without logging in. When you confirm the alert, our agent is notified, and your email address and search are then also handled as an enquiry (see above). The emails are sent via Resend.
Chat
The chat on the website is powered by an AI assistant. The messages you write are sent to our AI provider Anthropic, which processes them to generate the replies. The chat history is also stored locally in your own browser, so the conversation follows you when you move between pages.
We store the conversation itself, both your messages and the assistant's replies, for 90 days. Together with the conversation we store the page it started on, the language, approximate country, device type, the source or advertising campaign that brought you to the website, and a random session ID. Email addresses and phone numbers are removed from the log before it is stored. Anything else you write, such as your name, is stored as you wrote it. If you ask to be contacted through the chat, your contact details are processed as an enquiry (see above), and the conversation is linked to that enquiry. The purpose is to improve the chat and our answers: to see what visitors want to know, and where the assistant falls short. The legal basis is our legitimate interest (GDPR Art. 6(1)(f)). Do not share sensitive personal data in the chat.
Visitor statistics
We keep simple visitor statistics of our own: which pages are viewed, searches made, approximate country (from the network request), device type, the page you came from and any campaign parameters in the link you followed. For this we use pseudonymous identifiers stored in your browser. They do not contain your name, but they distinguish your browser from others, and they can be linked to you if you submit an enquiry yourself. The statistics are used to improve the website and to evaluate our marketing (legitimate interest, Art. 6(1)(f)).
Cookies and local storage
We use your browser's local storage for your favourites, the chat history and the pseudonymous statistics IDs mentioned above, as well as one functional login cookie for our own administration panel. Favourites, chat history and the login cookie are necessary for features you have chosen to use yourself. The statistics IDs are only used for our own visitor statistics, they are not shared with anyone, and they do not follow you to other websites.
In addition, we use advertising measurement from Google (Google Ads) to see which ads lead to enquiries. It runs in consent mode: until you have responded to the consent banner, no advertising cookies are set, and Google only receives cookieless signals without identifiers. If you choose «Accept», Google may set advertising cookies – including _gcl_au – which link an enquiry to the ad that brought you here. If you choose «Decline», everything remains switched off.
Your choice is stored locally in your browser (the key skm_consent, with date and version) and is not sent to us. You can change it at any time:
Who we share data with
We never sell personal data. We use data processors to run the website and to follow up enquiries:
- Netlify (website hosting)
- Supabase (database for property data, enquiries, chat conversations and statistics)
- Scandi Nexus (the customer relationship system enquiries are sent to)
- Anthropic (AI provider for the chat, processes the messages to generate the replies)
- Cloudflare (domain and traffic management)
- Google (advertising measurement – Google Ads)
- Resend (sending property alerts by email)
Some providers may process data outside the EU/EEA. Any such transfer takes place on a valid legal basis, such as the European Commission's Standard Contractual Clauses (SCCs) or the EU–US Data Privacy Framework. Relevant property requirements may also be shared with partner agents and developers when necessary to help you further – never for third-party marketing.
How long we keep the data
- Enquiries: for as long as the dialogue is active, and then for up to 3 years so that we can follow up – buying property abroad often has a long time horizon.
- Visitor statistics: for up to 24 months.
- Chat conversations: for 90 days, also when the conversation led to an enquiry. The enquiry itself is kept as described above.
- Property alerts: until you unsubscribe. Your email address is then deleted immediately. Alerts that are never confirmed are deleted after 7 days.
- Favourites and chat history in your own browser: until you delete them yourself or clear your browser data.
Your rights
You have the right to access the data we hold about you, and to have it corrected or erased. You can also request restriction of processing, object to processing based on legitimate interest, and receive your data in a portable format (data portability). If you have consented to advertising measurement, you can withdraw your consent at any time using the «Change your consent choice» button above. Withdrawal does not affect the lawfulness of processing carried out before you withdrew it. Contact us at info@solkystmegleren.com, and we will reply without undue delay. You also have the right to lodge a complaint with a supervisory authority – in Norway this is Datatilsynet, in Spain the AEPD.
Changes to this policy
If we change how we process personal data, we will update this page and the date at the top. Significant changes will be clearly announced on the website.
