The best home for you is not always the one with the nicest photos. Property listings on the Costa del Sol vary a great deal, which means some of the best buys hide behind a very ordinary advert. Here is how to find them.
Buying a home on the Costa del Sol is a big dream for many people. Perhaps you are looking for a holiday home, a flat for longer stays or a new home in the sun. You may already have spent hours on property portals, saving favourites and comparing prices, terraces, views and locations.
But there is one thing many buyers from the UK and northern Europe only discover once they start looking in Spain: the way homes are presented is often very different from what you are used to back home.
Property listings in Spain and back home
Back home you may be used to detailed sales particulars with floor areas, technical details, a survey or condition report, service charges and running costs.
In Spain some information is required by law, such as the energy performance certificate, but there is no standard sales pack with a condition report. How much information you get, and how good the presentation is, varies from agent to agent and from property to property. That is why it helps to have someone at your side who knows what to ask.
There is also a difference between new builds and resale homes.
New builds: well presented and well protected
When a developer launches a new project on the Costa del Sol, you usually get plenty of material: floor plans, sizes, renderings, specifications, communal areas and facilities.
New builds in Spain also come with protection. Payments made before the home is finished must be secured by a bank guarantee or insurance, and the building carries a ten-year guarantee against structural defects.
Remember that renderings show how the project is intended to look, not necessarily the finished result. Go through what is included in the specification, which measurements apply and what the contract says. We are happy to help with that. You can also read about choosing between a new build and a resale home.
Resale homes: look past the photos
Among resale homes the variation is greater. Some are presented professionally with good photos and accurate descriptions. Others have dark photos, little information and hardly any description.
Phrases such as “close to the beach” or “sea views” can also mean very different things. That is why it pays to have someone local who knows the area and can tell you what it means in practice.
The good home you almost scrolled past
Imagine you are looking for a modern two-bedroom flat with a good terrace, within walking distance of restaurants and shops.
You find ten homes online. Three have lovely photos and inviting descriptions. The others have dark photos and little information, so you move on.
But what if one of those you skipped was the one that suited you best? Perhaps it had a wonderful terrace with evening sun, a better layout and a more sensible price. Nobody had simply managed to show it in the advert.
The best home for you is not necessarily the one that looks best online. This is where an agent with local knowledge can make a real difference.
We know the areas, and what the photos don't show
Two flats of the same size and price can feel very different when you stand in them. One has a large terrace where the sun disappears early. The other has a slightly smaller terrace, but evening sun, more privacy and a location that suits your daily life better.
A property may be marketed as close to the beach but be awkward to reach if you want to walk there every day. Another may be in an area you had not considered, yet offer exactly the mix of peace, transport, shops and restaurants you want, whether that is in Fuengirola, Estepona, Marbella or somewhere you have not heard of yet.
At Solkystmegleren we don't just look at bedrooms, square metres and price. We want to understand how you will use the home, what matters most to you and which compromises are worth making. It is about finding the right home, not just a home.
Choose one agent you trust
Our best advice is to choose one agent you feel comfortable with. It doesn't have to be us, but someone who listens, asks good questions and takes the time to understand what you are looking for.
When several agents work in parallel without a shared plan, the search quickly becomes fragmented. Information gets lost, the same homes turn up more than once and it becomes hard to keep track. One agent gets to know you, remembers what you liked and disliked, and adjusts the search along the way. The best choices often come out of that conversation. Sea views or evening sun? The right questions
A good property search starts with questions, not with a list of homes. Do you really need three bedrooms, or would two good ones do? Must you have sea views, or is it more important to live centrally? How big a terrace do you need, and at what time of day do you want sun?
What if a home without sea views gives you a much larger terrace, more privacy and sun when you actually sit outside? What if two good bedrooms and a well-planned layout beat three small rooms?
The point is not to talk you out of what you want, but to find out what really matters to you and which options give you the most enjoyment for your money. Several of the same questions come up in the five most important things to consider when buying on the Costa del Sol.
Your budget: what should it cover?
A good agent respects your budget, but also asks what it needs to cover. Is it only the purchase price, or should there be room for buying costs, furniture and any upgrades?
In our experience, taxes, notary, land registry and lawyer together come to around 9-10 per cent of the price for a resale home and 12-13 per cent for a new build. The tax alone is 7 per cent transfer tax on a resale home in Andalucía, while a new build carries 10 per cent VAT plus 1.2 per cent stamp duty. The full process is described in the buying process step by step.
If your budget is 350,000 euros, we will not show you homes at 400,000. But if there is a home at 355,000 that ticks far more of your boxes, it may be worth discussing, if you want to and your finances allow it.
The point is not to sell you something more expensive, but to understand your limits well enough to find the right home within them.
Sometimes your dream home is where you weren't looking
Many buyers start with a clear plan: a particular area, a type of property and often a particular view. Through good conversations and viewings they often discover new possibilities: a different area, a bigger terrace, or walking distance to everything instead of a larger home outside the centre. Not because the agent knows best, but because a good search leaves room to discover what works in practice.
Finally: it should feel right
The numbers, floor plans and legal side must be in order. But once you have found a home that meets your requirements, something else matters just as much: how does it feel to be there?
Can you picture your morning coffee on the terrace? Pleasant evenings with family and friends? Can you see yourself being happy here, whether you will use the home a few weeks a year or live here full time?
It should be right on paper, and it should feel right. The best location is the one that fits your life.
